Encapsulation of Asbestos Popcorn Ceiling

At Gordon Drywall and Painting, we also specialize in encapsulation of asbestos containing popcorn ceilings. This is an option when your popcorn ceiling contains asbestos but you don’t want to have abatement done. We carefully map out the existing framing underneath your current ceiling with stud finders. Then we can install a new drywall layer right overtop the existing popcorn ceiling, finally taping and finishing the newly installed drywall which results in a perfectly smooth flat ceiling. This is an option that we can only offer for wood framed homes.

Popcorn Ceiling Removal for Newly Purchased Homes or Condos

Have you just purchased a new home or condo and would like to remove those dated popcorn ceilings before you move in? We are here to help and have done countless popcorn ceiling removal & painting jobs prior to move ins.

Why Remove Popcorn Ceilings?

If your home was built in 1990 or earlier, there is a possibility that the popcorn ceiling has asbestos in it. If that is the case, you will have to get it tested for asbestos. If it comes back positive for asbestos, you have two options: you can either get abatement done before we can start or sometimes we can just install drywall right over the textured ceiling. If there is no question of asbestos, then we would do our normal three coats of mud right over the texture and sand after each coat. When we are done, you’ll have nice flat, smooth ceilings that will be the envy of your neighbours who still have those dated textured ceilings.

Steps for Popcorn Ceiling Removal

Removing a popcorn ceiling requires expertise to ensure it’s done safely and effectively. Here’s how we handle the process:

Step 1: Asbestos Testing

If your home was built before 1990, it’s essential to test the ceiling texture and drywall joint compound for asbestos. Asbestos is a hazardous material that, when disturbed, can release harmful fibres into the air. We can recommend trusted companies to perform the testing and provide a detailed report should you need assistance.

  • Testing Information: Testing for asbestos is a critical safety measure before starting any ceiling work. Homes with textured ceilings or drywall mud may contain asbestos, and a clearance report is required to comply with WorkSafe BC regulations. If asbestos is found, specialized procedures must be followed, and we can guide you through the next steps to ensure safety.

Step 2: Selecting the Right Method

The method for removing popcorn ceilings depends on whether asbestos is present:

If Asbestos Is Found:

  • Encapsulation: We install a single layer of drywall over the textured ceiling to safely encapsulate the asbestos. The new drywall is then taped, finished, and primed for a seamless look.

If No Asbestos Is Found:

  • Unpainted Ceilings: We use a power vacuum sander or scraping tools to remove the texture before applying three coats of mud, sanding between each layer for a perfectly smooth finish.
  • Painted Ceilings: In cases where the ceiling has been painted, we apply three coats of mud directly over the texture without scraping, sanding after coats as needed to ensure a perfectly smooth finish.

Step 3: Finishing Touches

Once the ceiling is smoothed to a flat finish, it’s primed and painted to perfection. The result is a flat, modern ceiling that transforms your space.
